When you receive the keys to your new lease property, Performance Realty provides you with a folder that contains these things:- residential lease agreement
- inventory and condition form
- Performance Realty business card
- lead-based paint addendum (for properties built prior to 1978)
- pet agreement (if applicable)
- pre-addressed rental envelopes
- green maintenance request forms
- emergency contactor number list
Please keep this folder in a safe place and refer to it before calling Performance Realty with your questions.

General Information
When you lease a property, you can treat it as your own — with some reservations. You should care for it as you would your own. This means maintaining the lawn (mowing and watering) and shrubbery, keeping the inside and outside clean, removing trash, replacing light bulbs and air filters (if applicable), cleaning the oven and other appliances, etc.
It is your responsibility to arrange for and pay utilities, unless otherwise noted.
But since you are not the property owner, you cannot make permanent modifications (such as painting, installations such as blinds, garage door openers, etc.) without prior written approval of Performance Realty. If you do make such modifications, the cost of returning the property to its "pre-modified" state will be deducted from your security deposit.
You should also make sure Performance Realty always has your current contact information (such as your home or mobile phone number).

Repairs
In the folder you received when leasing the property, you received some green maintenance request forms. If an item the landlord is responsible for needs repair, fill out one of these forms and get it to Performance Realty. You can drop it off at the office or mail it to us at:

Maintenance requests must be in writing!
When we receive the maintenance request, Performance Realty will notify the contractor. The contractor will contact you directly to arrange an appointment to meet you at the property. (Note that this is a tenant responsiblility, not a landlord responsibility.)
Performance Realty pays for repairs required as a result of normal wear and tear. Repairs for problems caused by the tenant or as a result of tenant negligence will be billed to the tenant. (If this type of repair bill is not paid in a timely manner, it will be deducted from your security deposit.)
Emergency Repairs
In the event an emergency repair is required, such as a plumbing backup, heat or air conditioner outages, etc., first contact Performance Realty. If you cannot reach us within a couple of hours, refer to the emergency contractor list you received in the folder with your lease agreement.

Moving Out
Your lease agreement specifies that either you or Performance Realty must give a 30-day written notice of intent to terminate the lease. PLEASE NOTE: A verbal notice is not sufficient! If you do not provide the full 30-day written notice, your security deposit will not be returned.
You should thoroughly clean the property and make sure it is in leaseable condition to ensure no deductions are made from your security deposit. When you move out, you must return all keys and provide a forwarding address so the appropriate security deposit can be returned to you. A check and/or notice of deductions made from the security deposit will be sent via certified mail within 30 days from your move-out date.

The Security Deposit
A security deposit is required for all lease property. This is intended to cover any expenses associated with restoring a property to leaseable condition once a tenant moves out.
Performance Realty has 30 days from your move-out date to return your security deposit to you, minus any legitimate deductions. Some of the things that might have to be paid for from your security deposit are:
- if the lawn requires mowing
- if the property requires cleaning and/or deodorizing
- if all keys are not returned
- if any damage (other than normal wear and tear) must be repaired
- if you have given less than the required 30-day notice of move-out
- if you leave behind any furniture or other property that must be disposed of
- if painting is required (including to restore to pre-lease colors)
- if unrepaired holes are found in the walls
- if tenant-responsible repair bills have not been paid
