Leasing property is a business, and just like any business, it has rules to ensure smooth and consistent operation. When we agree on the rules up front, there are no unhappy surprises along the way. This section explains the basics.
Please note that we prefer non-smokers in all lease property. (Cleaning and deodorizing fees are usually less with non-smokers.) Some pets are allowed in some properties. Check the listings for specifics or call us.
Lease payments are paid by the calendar month and are due by the first day of each month. (If your move-in date is not the first of the month, the lease amount is prorated for the first month.)
Security deposits are required for all properties.

Basic Qualifications
What we are looking for in tenants is a background indicating that you honor committments, take care of property, and pay your bills. Therefore, we ask you:
- to provide a 1-year rental history (with someone besides a family member)
- to provide 1-year job history (if you are self-employed, we'll want to see tax returns)
- to show a copy of a recent pay stub
- to have an income that is at least three times the monthly lease payment
- to have reasonably good credit (showing that you pay bills on time)
- to provide a copy of your driver's license and a copy of a credit card
- to meet personally with an agent

The Process
Once you find a property you would like to lease and you believe you meet the qualifications, here's what happens:
- you get and fill out the lease application
- you turn in the completed application with:
- a copy of your driver's license
- a copy of a credit card
- a non-refundable check made out to "Performance Realty" in the amount of $35.00
- we get a credit/criminal history/rental history report on you
- we verify your current and previous employer
- we verify your current and previous landlord
- if we have not shown you the property personally, we meet with you
- if we need more information or have questions, we discuss those issues with you
- we make a decision and notify you whether or not you are approved
The whole process usually takes no more than two days from the time we receive your completed application and check, but this might vary if we cannot reach one of your employers or landlords.
If you are approved, you have 24 hours to deliver the security deposit to Performance Realty in order to hold the property. We cannot hold the property open for you until we receive the security deposit.
Unless you make other arrangements with the leasing agent, we expect your move-in date (or rental start date) to be within a week or two after we receive the security deposit. If the rental start date is more than two weeks from the date you pay the security deposit and you have not made other arrangements with us, we reserve the right to lease the property to someone else. If this happens, we will notify you and refund your full security deposit.

Simply fill out the application, then mail it, along with a non-refundable $35.00 check made out to "Performance Realty," a copy of your driver's license, and a copy of a credit card, to:
